DESCRIPTION OF REPAIRS REQUIRED <br /> <br />BELLE AVE PARKING GARAGE <br />SAI t89059 <br />Page 4 , <br /> <br />The following repairs are listed in order of importance to <br />achieve.additional service life. <br /> <br />Item ~1: <br /> <br /> All existing roofing should be removed. Existing <br /> Caulked control joints, perimeter joints and roof ex- <br /> pansion joints should also be removed. Roof topping <br /> slab surface should then be blast tracked to remove <br /> remaining roofing' and coatings on the top surface. Ex- <br /> isting concrete topping surface should have engineering <br /> inspection, spalls and. large areas cut oUt and re- <br /> placed, small cracks V-cut and filled with caulk. <br />Prior to any final work on the roof surface existing <br />slopes should be checked to ascertain proper drainage <br />exists. Drains themselves should be cleane~ out as <br />required to. in~ure water removal. New expansion joints <br />should be installed along with new caulked control and. <br />perimeter joints. Two. options exist on the actual <br />water proofing of the roof surface. Option number one <br />would be a penetrating silane sealer applied to a sound <br />concrete surface. Option number two would be to install <br />an elastomeric deck coating membrane. The difference <br />in costs is significant, see estimated costs in next <br />section. <br /> <br />Item 92: <br /> <br />Ail expansion joints on the supported floors should be <br />removed and replaced along with all caulked control <br />joints. <br /> <br />Item ~3: <br /> <br />Item ~4: <br /> <br />Item ~5: <br /> <br /> Ail cracked and spalled tee beams should be repaired. <br /> Repairs will require c~refui removal of all fractured <br /> concrete, sand balastinq rebar clean,'epoxy paint rebar <br /> and application of bonding agent prior to placement of <br /> latex modified repair concrete. Beam bearing repairs <br /> should be similar along with cleaning and painting ex- <br /> posed steel bearing plates. Some epoxy injection of <br /> vertical stem cracks may also be required. <br /> <br />All concrete deck surfaces should be blast-tracked <br />(type of sand-blasting typically used in parking <br />garages to clean concrete to insure performance of <br />sealer coatings)'larger surface cracks V-cut and <br />caulked and a penetrating silane sealer applied. <br /> <br />Top of precast vertical rails Should be chopped out, <br />rebar cleaned and repair concrete replaced.to insure <br />proper concrete cover. Repairs~ to masonry cracks in the <br />stair towers would include caulking of vertical and in- <br />clined cracks which are brittle and weathered. <br /> A-9 <br /> <br /> <br />
