7. TITLE TRANSFER, OCCUPANCY AND POSSESSION. <br /> <br /> a. Title TranSfers. Title shall transfer to <br /> <br /> Purchaser by the recording of the deed. <br /> <br /> b. OCcupancy and Possession. Seller shall <br /> deliver occupancy and possession of the PrOperty to <br /> Buyer upo'n transfer of title. <br /> <br /> 8. SALES COMMISSIONS. Seller. shall be <br />responsible for any~ and all sales commissions due <br />as a consequence of this transaction. The Seller agrees <br />to indemnify, save and hold harmless the Buyer from any <br />claims for sales commissions of any sort. <br /> <br /> ..9. PRORATIONS, CHARGES AND CREDITS. <br /> <br /> a. Charges Aqainst Seller. Seller Shall be <br /> <br />charged with the following costs, to be deducted by the <br />Escrow Agent from funds due Seller: (1) the costs of <br />the Location Service or Survey; (2) the cost of the <br />special tax search (3) the costs, of satisfying any. <br />taxes, assessments, liens or encumbrances required to be <br />discharged by this Agreement; (4) any real estate <br />commissions required to be paid by Seller; (5) the cost <br />of examination of title and the premium for the Title <br />InSurance required by this Agreement; (6) the amount of <br />any prorations due Buyer under this Agreement for real <br />estate taxes, assessments and utilities; and '(6) half <br />(1/2) the escrow fee. <br /> <br /> <br />
