<br />( <br /> <br />Loan Amount <br /> <br />Lender <br /> <br />$_,000 <br /> <br />Cuyahoga Housing Consortium <br /> <br />Maximum Principal <br />Amount of Consortium HOME Loan <br />which may be outstanding at any <br />time $_000 <br /> <br />Principal and interest are payable as set forth in the HOME Loan Agreement and on the other <br />terms and conditions therein contained and contained in the promissory note executed in <br />connection therewith (the "Promissory Note") evidencing the Consortium HOME Loan. The <br />Lender may hereafter as required and obligated by the HOME Loan Agreement, at any time <br />after this Mortgage is delivered to the county recorder for record, make further advances to the <br />Grantor to the extent that the total unpaid Consortium HOME Loan, exclusive of interest <br />thereon, does not exceed the maximum amount of dollars which may be outstanding at any time <br />in accordance with Revised Code §§ 5301.232 and 5301.233 and related statutes. As security <br />for the payment of the Consortium HOME Loan, Grantor has granted to Grantee hereunder a <br />lien against the premises. Any such further advances shall be secured by this Mortgage and <br />shall be evidenced by the HOME Loan Agreement and Promissory Note. The maximum <br />principal amount of the unpaid Consortium HOME Loan which may be outstanding at any time <br />is $_,000. [In addition to any other debt or obligation secured hereby, this Mortgage shall <br />also secure unpaid balances of advances made for the payment of taxes, assessments, insurance <br />premiums, or other costs incurred for the protection of the mortgaged premises.] Nothing herein <br />contained shall limit the amounts that shall be secured hereby when advanced to protect the <br />security or in accordance with covenants contained in this Mortgage. <br /> <br />The Grantor, for itself and its successors and assigns, does hereby covenant and <br />agree with the Grantee, their successors and assigns, as follows: <br /> <br />1. Grantor will pay the said Consortium HOME Loan secured hereby <br />according to its tenor and effect when due and owing and keep and perform all covenants, <br />agreements, conditions and stipulations thereof. <br /> <br />2. Grantor shall pay and discharge, as the same become payable, all water <br />rents and sewer rental charges and all taxes, assessments, reassessments and other governmental <br />charges of every nature, whatsoever and to whomever assessed, now or hereafter imposed by <br />any public authority upon the premises or any part thereof, including all taxes which may be <br />assessed or levied under or by virtue of any law now or hereafter existing in the State of Ohio <br />against the interest in the premises of the debts secured by this mortgage. Grantor will submit <br />to the Grantee evidence of the due and punctual payment of such taxes, assessments, <br />reassessments and other governmental charges as the Grantee may require. Grantor will also <br />pay all taxes and assessments or charges which may be levied on the Consortium HOME Loan <br />secured hereby or the interest therein.
