of Lessor at the end of the term or other expiration of this lease in as good <br />order and condition as they were when installed, reasonable wear and tear <br />excepted; provided, however, if prior to the termination of this Lease, or <br />within fifteen (15) days thereafter, Lessor so directs by written notice to <br />Lessee, the Lessee shall promptly remove the additions, improvements, <br />fixtures and installation which were placed in the Demised Premises by <br />Lessee and which are designated in said notice and repair any damage <br />occasioned by such removal and in default thereof Lessor may effect said <br />removals and repairs at Lessee's expense. <br /> <br />In the event of the making of such alterations, improvements and additions <br />as herein provided, Lessee further agrees to indemnify and save harmless <br />the Lessor from all costs, expenses, liens, claims, or damages arising out <br />of, or resulting from the undertaking or making of said alterations, <br />additions or improvements. <br /> <br />ARTICLE VIII <br /> <br />MAINTENANCE OF DEMISED PREMISES <br /> <br />Lessor shall maintain the roof, exterior walls, any doors or windows <br />therein; and any structural portions of the Demised Premises; making <br />repairs thereto becoming necessary during the term unless occasioned by <br />any act or negligence of Lessee, its agents, contractors, invitees, or <br />employees in which event such damage shall be repaired by Lessor at <br />Lessee's sole cost and expense. <br /> <br />Lessee covenants and agrees to keep and maintain the Demised Premises <br />in good order, condition and repair, and to promptly make all repairs or <br />replacements becoming necessary during the term including, but without <br />limitation, repairs or replacements of glass (which shall be replaced with <br />glass of the same size and quality). <br /> <br />Lessee shall continue its maintenance agreement with respect to the <br />heating, air conditioning and ventilating equipment servicing the Demised <br />Premises. In the event all or any portion of said heating, air conditioning <br />or ventilating equipment needs to be replaced during the term of this lease, <br />said obligation will be at the expense of Lessor. <br /> <br />On default of Lessee in making repairs or replacements required to be <br />made by Lessee hereunder or in maintaining the Demised Premises, <br />Lessor may, but shall not be required to make such repairs or replacements <br />or to maintain the Demised Premises for the Lessee's account, and the <br />expense thereof shall constitute and be collectible as additional rent, <br />payable by Lessee on demand, or, at Lessor's election, together with the <br />next installment of rent due hereunder. <br /> <br />4 <br /> <br /> <br />
