<br />ARTICLE IV <br />OPTION TO RENEW <br /> <br />The Lessee at its sole option shall have the right to renew said lease at the expiration of <br />the tenn of the base lease for a period of one (1) year by giving written notice to the <br />Lessor prior to ninety (90) days trom the expiration of s~id lease. <br /> <br />The renewal for the option year(s) shall be thirty-four thousand eight hundred dollars <br />(34,800.00) per year, said sum to be payable in equal monthly installments of two <br />thousand nine hundred dollars ($2,900.00) per month each on the first day of each <br />calendar month, in advance. <br /> <br />In addition to the rent set forth above for the option year(s) Lessee shall pay it's prorated <br />share of any ip.crease in real estate taxes for any increase in excess ofthe tenn covered by <br />the base lease of assessments both general and special, levies and goverllll1ental <br />impositions and charges of every kind and nature whatsoever ("Tax;es"), For the <br />purposes of this Article the base year for calculating the Real estate Tax liability shall be <br />2005. <br /> <br />ARTICLE V <br /> <br />UTILITIES <br /> <br />1. Lessee shall pay the costs Qf all gas, electricity and telephone service to <br />the leased premises and Lessor shall pay the cost of water and sewer <br />utility service charges. <br /> <br />2. Lessee covenants and agrees that at all times its \!Se Qf any such services <br />shall never exceed the capacity of the mains, feeders, ducts and conduits <br />bringing same to the Demised Premises or of the outlets, risers, wiring, <br />piping, duct work, or other means of distribution of such service within the <br />Demised Premises. <br /> <br />ARTICLE VI <br /> <br />USE OF PREMISES <br /> <br />1. Lessee covenants and agrees that the Demised Premises during the tenn <br />hereof shall be occupied and \!Sed for the sole purpose of office space. <br /> <br />2. Lessee covenants and agrees to use, maint¡¡in and occupy the Demised <br />Premises in a careful, safe and proper manner and will not permit waste of <br />the maintenance of a nuisance therein. Lessee will keep the Demised <br />Premises. and appurtenances 'ànd the adjoining areas and sidewalks in a <br />clean, safe and healthy condition and further agrees to clean the snow and <br />ice trom the sidewalks, driveway and parking lot contiguous to the <br />Demised Pren'rises. Lessee will not permit' the Demised Premises to <br />remain vacant or to be used in any way which will ip.crease the hazard <br /> <br />2 <br />
