<br />3. Lessee covenants and agrees not to use or occupy or suffer or pennit the <br />Demised Premises or any part thereof to be used or occupied for any <br />purpose contrary to law or to the rules and regulations of any public <br />authority or utility or in any manner that will increase the rate of insurance <br />thereon. If Lessee shall install any eql,lipment or shall otherwise utilize the <br />Demised Premises in such fusmon so as to overload the utility lines and/or <br />sewer lines servicing the Demised Premises, Lessee shall, at its own <br />expense, make whatever changes are necessary to comply with the <br />requirements of the utility companies insurance underwriters and <br />governmental authorities having jurisdiction thereof <br /> <br />4. Lessee covenants and agrees that it shall not display or erect any lettering, <br />signs, advertisement, awning, or other projection in or on the Demised <br />Premises or in or on the building ofwmch it fonTIS a part withoutthe prior <br />written consent of Lessor. The Lessor will not unreasonably withhold its <br />consent to the placement of a flat sign of reasonable size þearing the <br />Lessee's trade name on the ftont of the Demised Premises, but the <br />location, colors, materials, and style of such sign sh(ùl be subject to the <br />Lessor's absolute right of approval. <br /> <br />5. Lessee covenants and agrees that all personal property of every kind or <br />description wmch may at any time be in the Demised Premises shall be at <br />Lessee's sole risk, or at the risk of those claiming under Lessee, and <br />Lessor shall not be liable for any damage to said property or loss suffered <br />by the business or occupation of Lessee arising ftom the bursting, <br />overflowing or leaking of water, sewer or steam pipes, ftom the heating or <br />plumbing fixtures, ftom electric wires, ftom gas or odors or caused in any <br />manner whatsoever except as may result ftom and be caused by the <br />negligence of Lessor or its agents or employees. <br /> <br />ARTICLE VII <br /> <br />ALTERATIONS <br /> <br />I. Lessee covenants and agrees not to make or pennit to be made any <br />alterations, improvements and additions to the Demised Premises or any <br />part thereof except by and with the written consent of the Lessor. <br /> <br />4. All alterations, improvements and additions to the Demised Premises <br />pennitted to be made by Lessee shall be made in accordance with all <br />applicable laws and, except for removable trade fixtures, shall at once <br />when make or installed be deemed to have been attached to the fteehold <br />and to have become the property of Lessor and shall remain for the benefit <br />of Lessor at the end ofthe tenn or other expiration oftlús lease in as good <br />order and condition as they were when installed, reasonable wear and tear <br />excepted; provided, however, if prior to the tennination of this Lease, or <br />within fifteen (15) days thereafter, Lessor so directs by written notice to <br />Lessee, the Lessee shall promptly remove the additions, improvements, <br /> <br />3 <br />
