<br />Course No.7: thence North 81 °-06' -04" West, continuing along said northeasterly right <br />of way line, a distance of 207.67 feet to the principal place of beginning, containing <br />0.3731 acres of land more or less, as surveyed in June of 2006 by Joseph F Charlson, <br />Registered Professional Surveyor No. 8003 for and on behalf of McSteen & <br />Associates, inc. under Project No 05-210 and is subject to ail legal highways and <br />easements of record. <br /> <br />The basis of bearings for this survey is North 00°-27'-30" West as the centerline of <br />Sloane Avenue, as evidenced by monuments found, and is the same bearing as found <br />in the Mathews & Gilbert High Bridge Park Subdivision No 4, recorded in Volume 30 of <br />Maps, Page 10 of Cuyahoga County Records.. All iron pins set are S/8-inch diameter x <br />30-inches in length rebars with a plastic cap stamped "McSTEEN 7104" <br />
