24 . TAXES: On or before the last day on which payment may he made without penalty Of interest, Lessee shall pay to the proper public auÚlOr-itics all taxes, jf any, penuits, inspection and license fees. All roal estate tuxes and assessments, special or otherwise, public charges, ordinary and extraordinary u.s~esslTlents of every kind and nature whatsoever, which are levied, if any, assessed or -imposed by allY püblic authority with respect to the Leased Premises, or any part thereof; or on a.ny improvements at any time situated theteon or assessed on the interest of Lessor in Of under this Lease Of arising out of the occupancy, use or possession of the Lea~ed Pn:mi,ses, subsequent to the commencement of the term of this Lease and during the lerm of this Lease, as well as any installment, of assessments falling due during the term of the Lease, shall be assumed by the Lessee on a pro-rated ba~ig determined by the percentage oftha assessed property that the Lessee actually occupies and for the term of this Lease. Lessee shall be respon:\ible for the payment ofa11Y and all taxes assessed upon. the fixtures, furnishings, equipment and all other personal properly oflhe Lessee ot Lessor contained in the Leased Premises regardless of when such taxes become due and payable and, if said tax(cs) arc for Lessor's property on a pm-rata bliSis.
