(3) That in renting said premises, the City does not relinquish the right of <br />the management of the premises and to enforce any and all necessary and <br />proper additional rules for the regulation and operation of same. <br />(4) City shall furnish electricity, heat and hot and cold running water. <br />(5) Rentor agrees that it, its members and guests, shall abide by, <br />conform to and comply with all laws of the United States and the State of Ohio, <br />and all ordinances of the city, and the rules and regulations of City (sic) for the <br />government and management of premises, together with all rules and <br />regulations of the police and fire departments of the City, and will not do, or <br />suffer to be done, anything on the premises, in violation of such rules, laws or <br />ordinances. If City officials call rentor's attention to violation (sic) of any of the <br />provisions of this paragraph, rentor will immediately desist from and correct such <br />violation. <br />(6) Rentor will not injure or mar, nor in any manner deface premises and <br />shall not cause or permit anything to be done whereby said premises shall be in <br />any manner marred or defaced, nor shall rentor drive or permit to be driven any <br />nails, hooks, racks or screws, or any similar items, in any part of said premises, <br />or any part of the building. Nor shall it make or permit to be made any <br />alteration of any kind therein. <br />(7) If premises, or any part of the building in which premises are located, <br />shall be damaged by the act, default or negligence of the rentor, or its members <br />agents, employees patrons, guests or any person admitted to the premises by <br />rentor, the rentor will pay City, upon demand, such sum as shall be necessary to <br />restore said premises to the condition existing prior to such damage. <br />(8) Rentor assumes full responsibility for the character, act and conduct <br />of all persons admitted by its premises. <br />(9) Rentor shall not assign his rental agreement, nor suffer any use of <br />premises for purposes other than those stipulated in its rental application; nor <br />shall rentor sub-lease the premises, or any part thereof, without written consent <br />of City. <br />(SO) City assumes no responsibility whatsoever for any property being <br />placed in premises and the City shall be expressly released and discharged from <br />any and all responsibility for any loss, injury or damage to person or property <br />that may be sustained by reason of the occupancy of premises under the rental <br />agreement. <br />
