C. Tenant may not make any physical changes to the Apartment without approval from <br />Landlord. <br />6. CONDTI'ION5 -LANDLORD -Landlord agrees to comply with and carry out the following <br />conditions: <br />A. Landlord will provide general upkeep, maintenance and repair, including lighting, air <br />conditioning, heating and water. <br />B. Landlord will provide one parking space in the `East Lot' for use by Tenant to park a <br />Police Car or personal vehicle. <br />C. Landlord will provide a telephone in the Apartment for sole purpose of receiving calls <br />from the front door entraguard door entry system. <br />D. Landlord will carry general liability insurance totaling $1,000,000.00 and property <br />coverage totaling $1,000,000 for the duratiori of the contract. A copy of the insurance <br />policy shall be provided to Tenant by Landlord. <br />7. MISCELLANEOUS <br />A. Tenant will be permitted by Landlord to post signage on the front lawn of the Senior <br />Living Complex fronting Detroit Avenue, identifying the Community Policing Office, <br />within guidelines established by Landlord. <br />B. The terms and conditions of this Lease Agreement can be revised only upon the written <br />consent of the parties. <br />C. Cancellation of this Agreement, for no cause, by either party, requires thirty (30) days <br />written notice. Landlord may terminate this Ageement immediately if Tenant fails to <br />pay rent by the 10'~ day of the month in which the payment is due. <br />D.
