A. Tenant will carry general liability insurance totaling $1,000,000.00 for the duration of the contract. This insurance policy will name Landlord as an additional insured. A copy of the insurance policy must be provided to Landlord by Tenant and will be placed on file in the Landlord's office. B. Tenant will properly secure and store all weaponry and other police equipment at Tenant's expense within the Apartment, including but not limited to the installation a locked cabinet in the Aparhnent to store firearms. C. Tenant may not make any physical changes to the Apartment without approval from Landlord. 6. CONDITIONS -LANDLORD -Landlord agrees to comply with and carry out the following conditions: A. Landlord will provide general upkeep, maintenance and repair, including lighting, air conditioning, heating. and water. B. Landlord will provide one parking space in the `East Lot' for use by Tenant to park a Police Car or personal vehicle. C. Landlord will provide a telephone in the Apartment for sole purpose of receiving calls from the front door entraguard door entry system. D. Landlord will carry general liability insurance totaling $1,000,000.00 and property coverage totaling $1,000,000 for the duration of the contract. A copy of the insurance policy shall be provided to Tenant by Landlord. 7. MISCELLANEOUS A. Tenant will be permitted by Landlord to post signage on the front lawn of the Senior Living Complex fronting Detroit Avenue, idenfifying the Community Policing Office, within guidelines established by Landlord. B. The terms and conditions of this Lease Agreement can be revised only upon the written consent of the parties. C. Cancellation of this Agreement, for no cause, by either party, requires thirty (30) days written notice. Landlord may terminate this Agreement immediately if Tenant fails to pay rent by the 10`" day of the month in which the payment is due.
