If serious violations on any subsidized units are not completed within the time frame specified.by the <br />Participating Municipality, the Participating Municipality will forward notice of such non-eornpliance to <br />• the PPHA. 1'he PPHA will not approve a property as a subsidized unit with the I-1CVP i£ <br />a• Any unit is being prosecuted for housing violations. <br />h. Unit has serious violations, including (besides those in the PPIiA MOU) mold, unsanitary <br />conditions, or lack of working smoke detectors. <br />a Unit has three or more severe criminal activity nuisances, <br />d. A foreclosure is pending for the unit (new Contracts only}, <br />e. The unit has a revoked certificate of occupancy (rental license). <br />t, There are unpaid real estate tares. <br />6. The PPHA will terminate a property if it has any of the issues listed above. <br />7. The PPhiA will rely on the Pmrticipating Mtmicipality's determination of violations. <br />8. Each Participating Municipality twill develop its ottm "Yard Maintenance" guidelines for landlords! <br />tenants of single family and hvo family properties. "The Participating Municipalities will furnish these <br />guidelines to the PPHA. <br />LANllLORU AND TENANT PARTICIPAT1pN IsllUCATION <br />1. 'Tkte PPHA shall strengthen the mandatory education of participants and incorporate other strategies to <br />educate participants on successful program participation. <br />a. The Participating Municipalities shall, as feasible, create a `"Tenant Guide" to outline municipal <br />requirement. <br />5. The Participating Municipalities shall, as feasible, develop and (told landlord seminars and new tenant <br />sessions for al! renters -subsidized or not. <br />LAW ENFORCEMENT <br />t. If criminal nuisance activity occurs at a subsidized rental propert}~, the Participating Municipality shall <br />tirrnish to the PPHA any police reports regarding both felony and drug related offenses and criminal <br />activity nuisance reports. <br />2. The PPHA toil! review such reports to determine tvhat the appropriate course of action shall be, based on <br />Title 24, Section 9$2.553 of the Cade of Federal Regulations. <br />a Reports of drug-related criminal activity or violent criminal activity from any family member <br />shall be cause to initiate a termination process. <br />b. Take other appropriate action for all other charges, such as a warning letter, andlor counselor <br />
