EXHIBIT C <br />Rules and Regulations of the Building <br />The sidewalks, entrances, passages, courts, elevators, vestibules, stairways, corridors <br />and public parts of the Building shall not be obstructed or encumbered by Tenant or <br />Tenant's employees or invitees or used by any of them for any purpose other than Ingress <br />and egress to and from Tenant's Premises. <br />2. No projections shall be attached to the outside walls or window sills of the Building or <br />otherwise project from the Building. <br />3. No sign or lettering shall be affixed by Tenant on any part of the outside of the Premises, <br />or on any part of the inside of the Premises so as to be visible from outside the Premises. <br />Landlord reserves the right to have all unapproved signs or advertising erected not in <br />conformance with the Lease or these Rules and Regulations removed at the sole cost and <br />expense of Tenant. <br />4. Except for curtains, drapes, Venetian blinds or similar items, the windows in the Premises <br />shall not be covered or obstructed by Tenant, nor shall any bottles, parcels or other <br />articles be placed on the window sills or in the halls or in any other part of the Building with <br />the exception of children's artwork, nor shall any article be thrown out of the doors or <br />windows of the Premises. <br />5. Tenant shall not lay linoleum or other floor covering so that the same shall come in direct <br />contact with the floor of the Premises and if linoleum or other floor covering is desired to <br />be used, an interlining of builder's deadening felt shall be first affixed to the floor by a <br />paste or other material that may be easily removed with water, the use of cement or other <br />similar adhesive material being expressly prohibited. <br />6. No articles deemed hazardous and absolutely no explosive materials shall be brought into <br />the Building or the Premises. <br />Landlord will furnish Tenant all keys necessary for entry to the Premises and for entry to <br />the Building. Tenant will not permit any duplicate keys to be made. Upon termination of <br />the Lease, Tenant will surrender to Landlord or Landlord's agent all keys of the Premises <br />and of the Building. <br />Landlord's agents or employees shall at all times keep a passkey and be allowed <br />admittance to the Premises to cover emergencies. <br />8. Tenant shall not make, or permit to be made, any unnecessary or disturbing noises or <br />allow loud music or otherwise interfere with other tenants, occupants of the Building or <br />their invitees. <br />18 <br />
