9. Neither Landlord nor Tenant shall do or permit anything to be done which will be injurious <br />to the reputation of the Building. <br />10. The carrying in or out of freight, furniture or bulky matter of any description must take <br />place during such hours as Landlord may from time to time reasonably determine. The <br />installation and moving of such freight, furniture or bulky matter shall be made upon <br />previous notice to Landlord or Landlord's agent and the persons employed by Tenant for <br />such work must be reasonably acceptable to Landlord. In the event that any moving is to <br />be made into or out of the Building at such times that Landlord must provide elevator <br />operators, security guards or Incur any other expenses, Tenant agrees to pay said <br />expenses and if requested by Landlord, Tenant at least two days prior to any move, shall <br />deposit with Landlord as security an amount equal to Landlord's reasonable estimate of <br />the additional cost to be incurred by reason of the move. <br />Hand trucks may not be used in the Building or the Premises unless they are equipped <br />with rubber tires and bumper guards. <br />11. No hole or holes shall be drilled In the exterior walls, paint or stonework of the Building. <br />12. Landlord reserves the right to prescribe the weight and position of any items of fixtures, <br />equipment or other personal property to be placed in the Premises by Tenant and to <br />prevent any unsafe condition from arising, Business machines and other equipment shall <br />be placed and maintained by Tenant at Tenant's expense in settings sufficient in <br />Landlord's judgment to absorb and prevent unreasonable vibration, noise and annoyance. <br />13. Landlord reserves the right, but Is not obligated, to exclude or eject from the Building any <br />or all solicitors, canvassers or peddlers and any persons conducting themselves in such <br />manner as, in the sole judgment of the Landlord, constitutes an annoyance to any of the <br />tenants of the Building or an interference with Landlord's operation of the Building, or who <br />are otherwise undesirable. <br />14. No electric wires, telegraphs, telegraph call boxes, antennas, aerial wires or other <br />electrical equipment or apparatus shall be installed inside or outside the Premises or <br />Building without Landlord's prior approval. <br />15. Landlord shall not be responsible to Tenant for the nonobservance or violation of any of <br />these Rules and Regulations by any other tenants. <br />16. The Premises, the Building and all of the real property on which the Building is situated <br />(the "Property ") are designated as "NO SMOKING" areas. Tenant shall not permit its <br />patients, employees, visitors or invitees to smoke anywhere within the bounds of the <br />Property, including but not limited to, the parking lot and /or parking garage, if any. Further, <br />Tenant will take such steps and actions as Landlord may reasonably request to cause its <br />patients, employees, visitors and Invitees to adhere to Landlord's no-smoking policy. <br />19 <br />
