subcontractors and the estimated cost of all labor and materials to be furnished by <br />them, and cause each contractor to carry Workers' Compensation insurance in the <br />full amounts required by law and reasonable comprehensive public liability and <br />property damage insurance coverage, naming Landlord as an additional insured and <br />shall deliver to Landlord certificates evidencing such insurance. Tenant agrees to pay <br />promptly when due the entire cost of any work done in respect of its alterations and <br />additions and to promptly discharge or bond any liens for labor performed or <br />materials furnished in connection therewith that may attach to the Premises or the <br />Building. <br />6.2 Fixtures and Personal Property: Tenant may install in the Premises such trade <br />fixtures, equipment, furniture, cabling, wiring and personal property (collectively <br />"Fixtures ") as it considers advisable for the conduct of its business. All fixtures <br />installed by or at the expense of Tenant shall remain the property of Tenant. Upon <br />the Lease Termination, Tenant shall remove all Fixtures from the Premises, except <br />Alterations made by Tenant to the extent they are required or permitted to remain in <br />the Premises under the terms of paragraph 6.1 above. If within ten (10) days after <br />Lease Termination Tenant has not removed all Fixtures from the Premises which are <br />required or permitted to be removed or to repair any damage caused by such <br />removal, then Landlord shall have the right, at its option, to be exercised by written <br />notice to Tenant to: (a) notify Tenant that such remaining Fixtures shall be deemed <br />abandoned by Tenant if not removed within ten (10) days of Tenant's receipt of such <br />notice or (b) remove such Fixtures, make the necessary restorations to the Premises <br />and /or repair the damage caused by such removal, as the case may be, whereupon <br />Tenant shall pay the cost thereof to Landlord within ten (10) days after receipt of an <br />invoice. <br />UTILITIES AND SERVICES <br />7.1 Payment by Tenant: From and after the Commencement Date, Tenant shall pay the <br />sum of $470.13 per month directly to Landlord for all electrical service used in <br />Tenant's Premises. In addition, Tenant shall pay for all replacements of light bulbs <br />and fluorescent lighting tubes, starters, ballasts and emergency and exit lights in the <br />Premises. <br />7.2 Services: Landlord shall maintain the Building and all adjacent landscaping and <br />common areas in a manner befitting first class rental premises in the locality of the <br />Building, and shall provide Tenant with all of the following services: <br />(a) At Tenant's cost, as stated above, electricity for lighting and the <br />operation of office equipment; <br />(b) Building standard cleaning and janitorial services in the Premises <br />and in the common areas of the Building five (5) nights per week <br />(Monday — Friday) except on legal holidays. <br />(c) Municipal water supply and sewerage service to the sinks and <br />lavatories located in the Building; <br />(d) Removal of snow from parking areas, drives and walks; <br />Contract ID 4164829 <br />
