Project Address: 17450 Shaw <br /> Property History: Originally the site of a 2-family home,the former owner abandoned <br /> the property in 2008. After sitting vacant for several years, the <br /> County Land Reutilization Corporation demolished the house in 2014. <br /> Following completion of a foreclosure action,the vacant parcel <br /> transferred to the City's landbank in 2018. <br /> Project Summary: The project was developed as part of the City's Affordable Housing <br /> Strategy Action Step #5, New Affordable Home Construction. Using <br /> inclusionary design standards, the property will support independent <br /> living for those aging in place. Additional features: Energy efficiency <br /> and connection to community and nature <br /> Funding Source: The HOME Investment Partnership Program, Department of Housing <br /> and Urban Development <br /> Disposition: Upon completion the property will be listed and sold to a low- and <br /> moderate-income homebuyer as required by the HOME Program. The <br /> maximum allowed sales price is $265,000 but is typically reduced to <br /> an amount affordable to the targeted population. The City's <br /> investment in the project is protected by a deed restricted mortgage <br /> that incorporates profit sharing with the City should the home be sold <br /> within the first 10 years of ownership. <br /> Design Elements: The 2,170 sq. ft. home has a 1St floor master bedroom, 2 upstairs <br /> bedrooms, and two car garage.
