CASTO <br /> representatives explained that the initial figure of$69 million encompassed just the hard <br /> construction costs. The total project cost is $81 million, which includes architectural, legal, <br /> engineering, design, and other soft costs associated with the development. <br /> Councilmember Bullock asked how the architect and developer would describe the quality of the <br /> cladding and materials for the project in layperson's terms. Mr. Dimit stated that while the <br /> design is still in its conceptual phase and is being priced in real time, his firm thinks basic brick <br /> is a great material as has historic relevance and is locally sourced. They're still experimenting <br /> with the material mix and are operating within a given budget. Councilmember Bullock asked <br /> about the sequencing of construction. Mr. Sobczak and CASTO representatives stated that the <br /> thought is to build the office and garage first. They circled back to the materials discussion and <br /> pointed to their successful Dexter building project recently built in Cleveland. They noted that it <br /> took awhile to find the brick and added that Dimit fully participates in the exercise of examining <br /> materials and their aesthetic. Lastly, Councilmember Bullock asked if the garage could be <br /> narrowed. Mr. Sobczak noted that with sacrifices to the width of the structure, the height is <br /> increased which has cost implications. <br /> Councilmember Kepple asked whether the landscape architects at Edge, who were hired for this <br /> project, have experience with sustainable landscaping. CASTO representatives noted that Edge <br /> has a great deal of experience and that a lot more study is required on how to treat the space <br /> between the businesses. Director Leininger stated he has worked with Edge on multiple projects <br /> in Central Ohio and noted their diverse experience with projects. <br /> Councilmember Kepple noted that the amenities building is a single story and asked whether <br /> CASTO was looking to increase its height. Mr. Sobczak state that his company is looking to see <br /> if more units could be brought with a second floor. Ms. Kepple inquired whether CASTO had <br /> considered a ride share drop/pick up area. Mr. Sobczak stated it is something CASTO thinks <br /> about all new projects and highlighted some space behind Building A that could provide a nice <br /> turnaround. <br /> Vice President Litten began discussion about additional meetings needed to discuss the project. <br /> The Committee agreed to hold additional meetings on April 25h and Thursday April 28h. <br /> Councilmember Baker provided a reminder of where the city is at in the process. He stated that <br /> Council is looking to pass a resolution granting them permission to negotiate with CASTO, <br /> which enables further public/Council input and does not represent an agreement. Director <br /> Leininger encouraged councilmembers to provide specific feedback through a committee report <br /> and to provide additional markers on the term sheet if necessary. <br /> Councilmember Shachner cited the presence of two single family home lots for sale in other <br /> iterations of the project and asked whether garden apartments would be abutting residential <br /> neighbors on Marlowe. CASTO expressed flexibility with the presence of lots of extension of the <br /> 5 <br />
