Councilmembers explored the size of the liner units and their ability to be leased. <br /> Director Leininger stated that they are the least desirable, however CASTO has experience <br /> leasing them through their past Dexter project in Ohio City. Generally, Councilmembers <br /> complimented their addition to the project and suggested rooftop access to make them more <br /> desirable. <br /> Mr. Leininger then reviewed the public areas, road, and walkways between buildings on the site, <br /> putting an emphasis on traffic calming and traffic flow management. <br /> He then continued to review plans for 7 townhomes on the south end of the site. Planning <br /> Commission stipulated that it would like a continuous sidewalk to cut through the site. <br /> Director Leininger then displayed various comps and sources of inspiration for the design of the <br /> public space on the site, showing images of the Rose Kennedy Greenway in Boston, water <br /> features in Battle Creek, the Eastman Reading Garden in Cleveland Public Library's Downtown <br /> Branch. Councilmembers expressed a desire for quality architecture and design that reflects <br /> Lakewood's character. <br /> It was determined that the Committee would likely look at updated project financials in August <br /> and that CASTO would likely prefer to do so in executive session. President Litten requested that <br /> as much of the meeting be conducted in public as possible. <br /> Councilmember Rader asked when the Committee would see more plans in terms of <br /> mobility/bike infrastructure. Mr. Leininger signaled that more details on that end were coming, <br /> and that likely users would demand bike storage, car plug ins, etc. <br /> Councilmember Baker highlighted the 20% increase in unit count from 204 to 240. He then <br /> continued to discuss the density of the site with Mr. Leininger. He also proposed partnering with <br /> North Pointe Realty to search for a second office user at the site. Mr. Leininger indicated that <br /> Roundstone views its building as its corporate headquarters and has no interest in adding another <br /> floor for itself or another user. However, he did note the potential for a second-floor user to be <br /> added to the Curtis Block Building. <br /> Vice President Kepple expressed a desire for more for-sale, accessible units in the project. The <br /> Committee then reviewed the varying levels of accessibility in units and their various <br /> requirements. <br /> Director Leininger stated that there was no update in regard to a parking deal with the Cleveland <br /> Clinic. He indicated that the city has not begun negotiations with CASTO on the development <br /> agreement. The city was awarded a $1 million Vibrant Community Program Grant from <br /> JobsOhio, which CASTO will use to support the office user, which helps the project's pro forma. <br /> The meeting was adjourned without objection at 7:03 p.m. <br /> 2 <br />
