ORDINANCE NO. 53-59 <br /> <br />BY: Messrs, Fahrenbach, Fairgrieve, <br /> Gaydos, Gottermeyer, <br /> Lawther, Chockley, <br /> <br /> AN ORDINANCE to amend Sections 1133.O4, 1133.045, <br />1133.05, 1133.06 and 1133.07 and to enact Section 1133.10 of <br />the Zoning Code of the Codified Ordinances of the City of <br />Lakewood, providing for modification of lot area districts. <br /> <br /> BE IT ORDAINED BY THE COUNCIL OF THE CITY OF LAKE~OOD, <br />STATE OF OHIO: <br /> <br /> Section 1. That Section 1133oO4 of the Zoning Code of <br />the Codified Ordinances of the City of Lakewood, now reading: <br /> <br />'~1133.04 Access to rear houses~ access strip not a part <br />of lot area. <br /> <br />In a class la or lb district every dwelling or apartment <br />house erected shall have access to a public street and <br />if located in the rear of other buildings with no im- <br />mediate street frontage, an easement for access shall be <br />~rovided over an unoccupied strip of land at least ten <br />lO) feet in width and such reserve strip may not form <br />a part of any yard or lot area required by this codeo'~ <br /> <br />shall be and is hereby amended to read as follows: <br /> <br />l133.0& Frontage, Subdivisions Class la Use District <br /> <br />a) In a Class A Area District no building for residence <br />purposes shall be erected on a lot which does not have <br />a width of at least sixty (60) feet at the building <br />line and does not abut at least sixty (60) feet on a <br />public street except that if such lot abuts a curved <br />portion of the street, the width of the lot at the street <br />line shall be not less than forty (40) feet. <br /> <br />In a Class A1 and A2 Area District no building for res- <br />idence purposes shall be erected on a lot which does <br />not have a width of at least forty (40) feet at the <br />building line and does not abut at least forty (40) <br />feet on a public street, except that if such lot abuts <br />a curved portion of the street, the width of the lot at <br />the street line shall be not less than twenty-five (25) <br />feet° <br /> <br />b) No unimproved lot shall be improved by the erection <br />thereon of more than one building for use for residence <br />purposes; and if a lot is subdivided, each lot created <br />shall be not less in area or width than required in <br />the district in which the lot is located. <br /> <br />c) No lot ~mproved w~t~ a building for residence purposes <br />shall be either subdlvmded or further developed by the <br />erection thereon of an additional building for residence <br />purposes unless each lot created shall be not less in <br />area, width and yard dimensions than required in the <br />district in which the lot is located° <br /> <br />d) No lot or lots in a la Use District shall be used to <br />provide street frontage and/or a front yard for any <br />parcel in a lb Use Districts nor shall a private street <br />or any other means of ingress or egress serving a lb or <br />other less restricted use district traverse any lot in <br />a dwelling house district. <br /> <br /> <br />
