Provided <br />that one single family dwelling ntay be erected on any lot separa-tely ovm.ed <br />at the time of the passage of this ordinance or on any numbered lot in a recorded <br />subd.ivision that was on record in the office of the cou;zty record.er at the time <br />of the passabe of tnis ordinance. <br />(b) In a class A2 district no dwelling she-Li be erected or altered to <br />accommodate or make provision for more than one family for each 3,500 square <br />feet of the area of the lot. <br />(c) In a class A3 district no dwelling or apartment house shall be <br />erected or altered to accommodate or make provision for more than one family <br />for each 1.,250 square -feet of the arsa of -L-he lot. <br />(d) In computin.g such area of the lot for the purposes of this section, <br />an,y part of the area of any corner lot in excess of 12,000 square feet sha71 <br />be considered an interior lot: <br />- (e) For the purpose of determi.ng the number of fa.milies that may be <br />houserJ on.a given lot area where a portion of a. bui]:aing in a eZass 919 A2 or <br />A3 district is arranged, intended or designed for a business or industrial use, <br />the number of families that may be housed on such lot shall be reduced one for <br />each I,250 square f'eet or fraction thereof of lot area actually covered by <br />such portion of the building as is arranged, intended or designed for such <br />business or industrial use. <br />Section 14. Rear houses. In a class IIZ.. II2 or U3 district' every <br />? dwe7li.ng or apartment,house erected shaZl have access to a, public street, and <br />if Iocated in the rear of other.buildings ? th no immediate street frontage, <br />an easement for access shaTZ be provided over an unoccupied strig of Iand at <br />Isast 24 feet in width and such reserve strip may not form a part of any yard <br />or 1ot.areas requi-red by this ordi.nance. <br />Section 15... -Width of lot in residence distric-L-s. In a ClaSS II2 di-strict no r1welling shall. be erected on a lot <br />having .an averag2 width of Iess than 50 feet. In a class II3 d.istrict-no dwelZing' <br />apa.rtment house or hoteZ shalZ be erected on a lot having an average ividth of <br />Iess than 50 feet. <br />Section I6.. 5ide yards in residence districts. In a class UZ, II2 or <br />0 distriet for every building erected there sha7l be a siae yzsd along each <br />lot line other than a front line or rear line. Each single family dwelling, <br />each two fam.ily dwelling and each apartment hoUSe shall be deemed a separate <br />buiZding and shall have side yasds as above prsscribed except that two single <br />family dwellings may be atta.ched as a s3oubZe house and be donsidered a single <br />bu.ilding in any area other than an area vuithin a portion of a cZass III district <br />that is within a cla,ss Al district. In a class Ul, U2 or U3 district, the Ieast <br />dimension of the side yard shaL2 be not Iess than 5 feet and at least 30 per <br />? cent of the averags wicl.th of the lot occupied by the main building sha1Z be <br />devoted to si:de yards but not Iess than 15 feet nor more than 25 feet in width <br />need be so devoted.
