U2 or U3 d.istrict. In a <br />class U4 distri?t-whsre the reax line of the lot adjoins a cla.ss U1, U2 or U3 <br />district every building erected shall ha.ve a rear yard. The least di.mension of such <br />yard shall be at Ieast 20 per cent of the depth of tihe Iot, but such Ieast dimension <br />neerl not be more than 40 feet provided such Zsast dimension shall in no case <br />be Zess than one-half of the height of the building. Side and rear yard sxceptions. (a) The area required <br />i.n a side or rear yard shall be open irom the establ.ished grade or from the <br />natural grade if higher than the established grade to the sky, vnobs1cructed <br />exce.pt for the orr3inary proj-ections of window si1Zs, belt courses, cornices <br />and other ornamental #eatures to the extent of not more than four inches, <br />except that ivithin five feet of the s-treet -wall, a cornice may project not <br />over three feEt into such yard, and provided tha.t if the building is not over <br />22 Stories in height9 the cornice may project not more than 22 feet into such <br />yarrl. <br />(b) A corner of a yard may be cut off between the -walls of the <br />sa.me building provided that the Iength of the -ffall of such cut-off does not <br />exceed seven feet. <br />(c) A bUileli.ng and any accessory building erected on the same lot <br />shall, for the guxpose of side and rear requirementis, be considererl as a single <br />bui3Ling. <br />Section 20. Front yards; building Iines. For the purpose of regulating <br />front yards9 for the purpose of further reguta.ti.ng side yards of corner buildings <br />and for the purpose of regulating the alignment of buildings near street frontages, <br />building Zines.as set forth on the building line map -uhich accompanies this <br />? <br />.? <br />? <br />_g_
