ORDINANCE No. 780 By Mr. Mason AN ORDIDIANCE.TO AMEND CERTAIN PROVISIONS OF ORDINANCE N0. 159, THE ZONING ORDINANCE OF THE VIi~LAGE OF HAYFIELD, PERTAINING TO APARTMENT HOUSES, BY AMENDING AND REVISING SECTIONS 7, 8, 9, 11, 13, 14, 15, 16, 17, 18 AND 20 THEREOF, AND BY ADDING SECTIONS 13 (a) AND 16 (a) , AND TO DECLAI-2E AN EMERGENCY. BE IT ORDATPIED BY THE COUNCIL OF THE VII,I,AGE OF HAYFIELD, CUYAHOGA COUNTY, OHIO, THAT: T~7HEREAS, Council finds that the present provisions of Ordinance No. 159, the Zoning Ordinance, are inadequate with respect to Apartment Houses known as Class U-3 Uses ( as distinguished from multi-story apartment houses, lcnown as Class U-3 AA uses a.nd already adequately covered by regulations peculiarly applicable thereto ); and WHEREAS, it is the intent of this Ordinance to establish provisions for regulating apartment developments so as to obtain clusters or neighborhoods of apartments by avoiding the interspersing of an isolated apartment building among one-f amily dwellings or business uses, to improve the design of the buildings and site plans, and to assure that apartments will lie~in scale and proper relationship to the low density and open space pattern of-developments prevailing and planned for the Village; and WHEREAS, Council finds that it will promote the public health, peace, safety, comf ort, prosperity, convenience and general welfare to amend Ordinance No. 159 in the manner hereinafter provided and will not substantially injure any property in the Village or the use thereof; and _' WHEREAS, Council finds that this amending ordinance has been submitted to the Village Planning & Zoning Commission for approval, disapproval, or suggestion, and that said Commission has allowed a reasonable time for consideration and report, and has approved the same in the form herein set forth, and that a public hearing has been had thereon, and notice of such hearing given in the manner provided by law. NOW THEREFORE BE IT ORDAINED BY THE COUNCIZ OF THE VILLAGE OF HAYFIELD, COUNTY OF CUYAHOGA, STATE OF OHIO, THAT: Sec. 1. Section 7 of Ordinance No. 159, the Zoning Ordinance of the Village of Mayfield, is hereby amended to read as follows;
