"Sec. 18. Side and tear yards in Business Districts. In a <br />Class U-~ District where the side line of the lot.adjcins a Class U-1 <br />or Class U ®~ District or property on which a hotel or motel is located, <br />no building unless located 50 feet or more back from the street line <br />shall be erected within 10 feet of such adjoining U-1 or U-2 District <br />or hotel or motel property. In a Class U-4 district where the rear <br />line of the lot adjoins a Class U-1 or U-2 district or a hotel or motel <br />property, every building erected shall have a rear yard. The least <br />dimension of such yard shall be at least 20% of the depth of the lot, <br />but such least dimension need not be more than 40 feet, provided such <br />least dimension shall in no case be less than one-half of the height <br />of the building. 40% of the area of such rear yard may be occupied <br />by a one story accessory building, but on a corner lot no such <br />accessory building if detached from the main building shall be <br />erected within 25 feet of the street line and no such accessory building <br />unless located 50 feet or more back from the street, line shall be erected <br />within 10 feet of the rear lot line. Side and rear yards affecting <br />apartment developments shall conform to the regulations set forth in <br />Section 16 (a) of Ordinance I~1o. 159.: <br />dec. 12. Section 20 (b) of said Ordinance No. 159 is hereby amended <br />to read as follows; <br />"Sec. 20 (b).' In:a Class U-1 district, along the side line <br />of a corner lot, the distance of~ the building line back from the <br />street line shall be 20% of the average i~idth of such lot, but such <br />distance back from -the street line need not be more than 20 feet." <br />Sec, 13. This ordinance is hereby declared to be an emergency measure, <br />necessary for the immediate preservation of the public peace, health, safety <br />and welf are of the Village of t4ayfield and its inhabitants, for the reason <br />that, unless this ordinance becomes effective immediately, apartment buildings <br />may be constructed in accordance with the existing regulations in force prior <br />to the time of the adoption of this ordinance, and Council believes that <br />such prior regulations could permit the construction of apartment buildings <br />so constructed as not to be conducive to the best uses of the property or <br />for the benefit of the owners thereof and the public. This ordinance shall <br />be in effect and force from and after the date of its passage. <br />Passed this 19th day of <br />Attestor <br />November 1962. <br />Mayor - President of Council <br />6 t <br />..~.~. <br />
