., r <br />single-family ~g&~~Lita~~.l~-y~.i for the 7.02 acres fronting on <br />' SOM Center Road, but found absolutely no interest in single-family <br />housing on SOM Center Road frontage. No single-family house has <br />been built on SOM Center north of: Wilson Mills since 1969. <br />Only seventeen building permits for single-family houses have <br />been issued by the Village in the last six years and none of them <br />were for construction on SOM Center Road. The present houses on <br />ro <br />SOM Center Road suffer economic obsolescence and residential lots <br />~~ <br />on that highway must compete with..twenty-five vacant single-family <br />lots in the village which are morel:desirable. <br />. :~= <br />The heavy traffic ,on SOM Center Road which is a two lane <br />rural-type highway, designated as a major north-south artery known <br />as State Route 91, has tripled in volume in the last nineteen <br />years from 5.,000 vehicles:.'per day to 15,000 vehicles per day. A <br />severe dip in SOM Center Road in .front of the subject property ~ <br />creates a hazard~to~motorists using the intensely traveled SOM and <br />to vehicles backing out.;:,from single-family driveways. This hazard <br />. .~,. : , <br />is a threat to the health-and safety of the community and would <br />increase substantially if new single-family houses were built. <br />At the present time, .the hazard is so great, the village has <br />erected a sign warning motorist$,_':of.the danger resulting from the <br />poor sight distance. ~-. <br />Since the subject p=operty;=was originally zoned single-famil <br />(a classification that permits farming, truck gardening, nurser- <br />ies, any municipal use by the.v;llage, and single-family resi- <br />dences), vast changes.n'the area have come about through the <br />construction of I-271, the surge of traffic on SOM Center Road, <br />and the developement of warehouses, production and distribution <br />d <br />plants, and an elecr.rical. substation practically enveloping the <br />area.-. - . <br />~.. -4= <br />- <br />
