parcel 700 feet by 867 feet with 700 feet frontage on Beta Drive <br />and 867 feet frontage on SOM Center Road. <br />North of the subject property, the village recently rezoned <br />property located on Beta Drive across the street from the subject <br />property to production-distribution, extending that zoning cate- <br />gory to within 250 feet of SOM Center Road. West of the subject <br />property is zoned production-distribution. South of the property <br />• ~ ~ <br />is a deep ravine, a sewerage pumping station, and non-conforming <br />uses of a tavern, machine shop, automobile repair garage, and a <br />state highway storage yard. On .the east side of SOM Center Road <br />across from the subject property is a fully developed cemetery. <br />The subject property is divided approximately in the middle <br />by an artificial zoning line running north and south parallel to <br />SOM Center Road. The west half, or 7.04 acres, is zoned office- <br />laboratory and the east half, 7.02 acres fronting on SOM Center <br />Road, is zoned single-family. It is practically surrounded by the <br />production-distribution zoning of the industrial park, which is <br />the dominant influence imposed on the area. <br />Lot sizes in the single-family district are required to be a <br />minimum of 100 feet wide with a minimum 20,000 square feet of <br />area. Since the single-family .zoning extends west 350 feet from <br />SOM. Center Road, at least 150 feet by 867 feet, or 130,000 square <br />feet, or three acres of the single.;-family zoned parcel is surplus- <br />age in terms of zoning, and requ:res•substantially more land than <br />the code-prescribed minimum to use the land for single-family pur- <br />• <br /> <br />
