Racek, an .Ohio State University graduate <br />with a degree in real estate and appraising, a real estate broker, <br />an M.A.I. appraiser, and a real estate consultant. <br />I. FINDINGS OF FACT <br />Undisputed evidence disclosed that in 1962 defendant Mayfielc <br />Village adopted a comprehensive plan and a detailed zoning ordin- <br />ance for the creation of a 175 acre industrial park in the quad- <br />rant of the Village that. lies between I-271 on the west, Wilson <br />Mills on the south, SOM Center Road on the east, and a line some <br />700 feet north of Beta Drive on the north. <br />Zoning for the industrial park .extends east from I-271 all <br />the way to a line approximately 350 feet west of and parallel to <br />SOM Center Road and permits production-distribution and office <br />laboratory uses. The 175 acre~ndustrial park is fully developed <br />with two million square feet. of buildings which include an elec- <br />trical distribution station, warehouses, office buildings, and <br />production and assembly plants. <br />>' II <br />The subject property is part of and abuts to the industrial <br />park.
