3. Grantor, for himself and his heirs, executors, administrators, legal representatives and assigns, hereby coven- ants, represents and agrees that he, at his sole cost and expense, will construct within the Easement Premises a sanitary sewer and all appurtenances thereto in accordance with plans. approved by Grantee's Engineer. 4. Grantee, for itself and its successors and as- signs, hereby covenants,. represents and agrees that after the date of acceptance by Grantee's Engineer of the sanitary sewer and appurtenances thereto to be constructed by Grantor in the Easement Premises, Grantee, at Grantee's sole cost and expense, shall maintain, repair, restore and replace said sanitary sewer and all appurtenances thereto within the Easement Premises, and that Grantee, its successors and assigns, shall repair and restore any damage done by Grantee, its successors and assigns, to any portion of the Easement Premises which may result from any such maintenance., repair or replacement. 5. In the event that the use of the easement herein granted is discontinued for a period of one (1) year, the Grantee shall have-the right, but shall not be required to enter upon the Easement Premises and remove all pipes, mains and other equipment which have been placed on the Easement Premises, and at the expiration of the aforementioned one-year period, the within grant of easement shall terminate. 6. Doris Caplan, wife of the said Grantor, does hereby forever remise, release and surrender all of her right of dower in and to the Easement Premises in connection with the easement granted herein.
