r <br />2. Due Date. All rental payments shall be made on the <br />anniversary of the payment of the First Rental. <br />3, PTace of Payment. Rent shall be payable to the Lessor <br />at the Village Hall located at 6621 Wilson Mills Road, Mayfield <br />Village, Ohio 44143, or such other address as the Lessor may designate <br />in writing from time-to-time. <br />ARTICLE IV <br />Use <br />The use of the demise by the Lessee will be that of a <br />Historical Society in performing its functions and other governmental <br />and civic uses. If, at any time during the term of this Lease, the <br />Lessee ceases to use the demised premises in performing its functions <br />as a Historical Society then the said premises, together with all <br />buildings and improvements thereon, shall revert to the Lessor and <br />this Lease shall be automatically terminated. <br />ARTICLE V <br />Retention of Lessor's Rights <br />The Lessor is to retain the right to use the yard <br />surrounding the building situated on the land of the demise for <br />municipal purposes and events as it sees fit. When it is determined <br />by the Lessor that it shall invoke this provision then the Lessor will <br />provide the Lessee with reasonable notice of its decision to use said <br />property. The Lessor agrees that after its use of such property it <br />shall restore it to substantially the same condition it was in prior <br />to such use. <br />ARTICLE VI <br />Lessee's Obligations <br />1, utilities. Lessee is to pay for all utilities and bear <br />all expenses incident to furnishing the same not specifically to be <br />furnished by Lessor. <br />2. Maintenance. Lessee will be responsible for all costs <br />involved in the ordinary maintenance of the building and surrounding <br />property involved in this demise. If the Lessor determines, in its <br />sole discretion, that the Lessee is failing to properly maintain the <br />demised premises, or any improvements or buildings thereon, the Lessor <br />shall provide notice to the Lessee as hereinafter specified granting <br />to the Lessee thirty (30) days to complete any item or items of <br />maintenance included in said notice.
