r the item or items of maintenance included in the said notice within the specified time then the municipality then assumes responsibility for performing such maintenance then the demised premises, together with any buildings or improvements thereon, shall automatically revert to the Lessor and this Lease shall be terminated. ARTICLE VII Lessor's Obligations The Lessor will be responsible to perform all of its obligations as provided pursuant to the laws of the State of Ohio. ARTICLE VIII Termination At the termination of this Lease, the Lessee will peacefully and quietly deliver possession of the premises and all improvements, and including any fixtures and equipment which the Lessee may have brought, placed, or constructed upon the property, to the Lessor, but excluding any items of historical significance or nature, business equipment or furniture belonging to the Lessee including personal property of the Lessee or its representatives, agents or members. ARTICLE IX Miscellaneous 1. Entire Agreement. This instrument contains the entire agreement between parties as of this date. The execution hereof has not been induced by either party by representation, promises, or undertakings not expressed herein and there are no collateral agreements, mutual promises, or undertakings whatsoever upon the respective parties in any way touching the subject matter of this instrument which are not expressly contained in this instrument. 2. Notices.
