ORDINANCE N0. 89-32 <br />Page -2- <br />conformity with the regulations herein prescribed for the use, height and area <br />districts in which such building or premises is located. <br />CHAPTER 1159 <br />Recreation and Residential Development District <br />1159.01 PURPOSE AND INTENT. <br />(a) The Village of Mayfield, Ohio, includes several large <br />residential parcels of land, which, to date, have not, for <br />various reasons, been developed for residential purposes. The <br />development of these remaining large land parcels for residen- <br />tial purposes would be in the best interest of the Village <br />which has an overall residential character. The establishment <br />of the Recreation and Residential Development U-1 <br />(R & R) District allows for the development of unified and <br />preplanned residential areas within the Village, and provides <br />land developers with the opportunity to utilize contemporary <br />architectural design, site arrangement, landscaping and land <br />develoPment technologies. The provisions contained in this <br />chapter are intended both to enhance the growth of the Village <br />as a residential community and to provide for the preservation <br />of existing environmental conditions. <br />(b) Because of the special characteristics of a Recreation and <br />Residential Development U-1 (R & R) District, special provi- <br />sions governing the development of land for this purpose are <br />required. Whenever there is a conflict or difference between <br />the provisions of this chapter and those of other chapters of <br />this Zoning Code, the provisions of this Chapter shall prevail. <br />Subjects not covered by this chapter shall be governed by the <br />respective provisions found elsewhere in the Planning and <br />Zoning Code of the Village. <br />1159.02 DEFINITIONS. <br />As used in this chapter, certain terms are defined as follows: <br />(a) "Detached single family dwelling" means a main building <br />consisting of one dwelling unit, detached or separated from <br />other dwelling units by specified setbacks. <br />(b) "Attached single family cluster dwelling" means single family <br />dwelling units, which are attached to one another by varying <br />combinations of common walls and floors and which have individ- <br />ual heating and plumbing, and a separate exterior entrance.
