M.V. ORDINANCE N0. 89-32
Page -2-
conformity with the regulations herein prescribed for the use, height and area
districts in which such building or premises is located.
CHAPTER 1159
Recreation and Residential Development District
1159.01 PURPOSE AND INTENT.
(a) The Village of Mayfield, Ohio, includes several large
residential parcels of land, which, to date, have not, for
various reasons, been developed for residential purposes. The
development of these remaining large land parcels for residen-
tial purposes would be in the best interest of the Village
which has an overall residential character. The establishment
of the Recreation and Residential Development U-1
(R & R) District allows for the development of unified and
preplanned residential areas within the Village, and provides
land developers with the opportunity to utilize contemporary
architectural design, site arrangement, landscaping and land
develoPment technologies. The provisions contained in this
chapter are intended both to enhance the growth of the Village
as a residential community and to provide for the preservation
of existing environmental conditions.
(b) Because of the special characteristics of a Recreation and
Residential Development U-1 (R & R) District, special provi-
sions governing the development of land for this purpose are
required. Whenever there is a conflict or difference between
the provisions of this chapter and those of other chapters of
this Zoning Code, the provisions of this Chapter shall prevail.
Subjects not covered by this chapter shall be governed by the
respective provisions found elsewhere in the Planning and
Zoning Code of the Village.
1159.02 DEFINITIONS.
As used in this chapter, certain terms are defined as follows:
(a) "Detached single family dwelling" means a main building
consisting of one dwelling unit, detached or separated from
other dwelling units by specified setbacks.
(b) "Attached single family cluster dwelling" means single family
dwelling units, which are attached to one another by varying
combinations of common walls and floors and which have individ-
ual heating and plumbing, and a separate exterior entrance.
