RESOLUTION N0. 79-78 <br />Page -2- <br />line of land conveyed to the Statre of Ohio as afor-esaid a <br />distance of 180 feet to an iron pin stake. Thence due South <br />and along an Easterly line of land conveyed to the State of Ohio <br />as aforesaid a distance of 258 feet to an iron pin stake set <br />in a southeasterly corner of land conveyed to the State of <br />Ohio as aforesaid, said pin being also in the Northerly line <br />of a parcel of land conveyed to the Mayfield Rural School <br />District, October 14, 1924, and recorded in Volume 3317, <br />Page 361, of the Cuyahoga County Deed Records. Thence South <br />89 33' 22.5" East and along the southerly line of land conveyed <br />to Paul Leo Schulz as aforesaid a distance of 528 feet (passing <br />through an iron pin stake at 498 feet) to the place of beginning <br />and containing 1,185 acres of land according to the survey of <br />S. John Sheahan, Registered Surveyor, in May, 1961. <br />This Special Permit is granted subject to the following <br />terms and conditions: <br />1. That the strip of land 15 feet wide and extending <br />West from S.O.M. Center Road between parallel lines a <br />distance of 348 feet to the stone, as set forth in the <br />legal description of the property, shall not be considered <br />or included in said Special Use Permit and said strip of <br />land shall continue to remain as a Class U-1 Use District <br />and no parking of any vehicles shall be permitted thereon; <br />2. The Building existing on the premises, as of <br />the date hereof shall not be enlarged, altered or expanded; <br />3. The Permittee shall erect a wooden split two-rail <br />fence along the Southerly property line from the existing <br />eight foot chain link fence to the rear of the garage <br />on the residential property to the South; <br />4. The Permittee shall erect a four foot chain link <br />fence with metal inserts or "slats" designed so as to <br />create a fence opaque in nature on the East property line <br />from the North end of the existing driveway to the North <br />property line; <br />5. All fences either existing or erected in accordance <br />herewith shall be kept and maintained in good condition by the <br />Permittee; <br />6. The Permittee shall not erect any signs on the <br />subject property but shall be permitted to increase the <br />size of the business name on the mailbox; <br />7. This permit shall not be assigned or transferred <br />without first obtaining the approval of the Planning and <br />Zoning Commission of Mayfield Village; <br />8. No Nuisance shall be maintained or permitted on the <br />premises; <br />9. There shall be no burning of tars or rubbish on the <br />premises; <br />10. No auto wrecks are to be kept more than 90 days <br />on the premises; <br />11. This Permit may be suspended for any period of time <br />or revoked by the Planning and Zoning Commission upon 10- <br />days written notice and hearing for any one or more of the <br />following reasons:
