-z- <br />customers or tenants of the main building or use. Except for one and <br />two-family dwellings, each space shall be not less than 915 feet wide <br />and 190 sq.ft. in area exclusive of all drives, curbs and turning space. <br />The number of spaces shall be determined from an accurate plan of the <br />area. <br />(b) Eloor Area - The total area of all the floors in a building measured <br />from the exterior faces of the building. <br />(c) Seat - The unit capacity of a building to accommodate people, and in <br />a building including group assembly, such as a church or auditorium, <br />the unit of ineasurement shall be 7 sq.ft. for the portion of the <br />building utilized for seating accoamodation. <br />(d) Employees - A unit of ineasurement representing the optimum employment <br />capacity of a business or other use at one time or shift. <br />(e) Required minimum parking spaces - Where the computation results in a <br />fractional unit, one additional off-street parking space shall be <br />provided. <br />Section 31.9. 0£f-Street Parkine Facilities - When Reauired <br />Accessory off-street parking facilities, including access driveways, shall <br />be determined in conformance with the schedule, Section 31.11, for the <br />various institutional, residential, business, office-laboratory and production- <br />distribution buildings and uses, and provided in conformance with the other <br />provisions of this Chapter as a condition precedent to the occupancy and <br />maintenance o£ such building or use. Facilities shall be provided for the <br />entire building or use and shall be located on the same lot as the main <br />building or use served: <br />(a) Whenevex a building is constructed or a new use established. <br />(b) Whenever the use of an existing building is changed to use requiring <br />more parking facilities. <br />(c) Whenever an existing building is altered and there is an increase in <br />the number of dwelling units, seating capacity, type of service or <br />operation or floor areas of building. <br />Section 31.10. Continuation of Parking Facilities <br />All off-street parking facilities, or those required as necessary to a <br />use of a proposed or altered building, shall continue unobstructed in <br />operation, shall not be used for motor vehicle service or repair and shall <br />not be reduced below the required size as long as the main use remains. <br />In order to insure the continued use for motor vehicle parking purposes of <br />any areas established therefor, the Commission may require before approval <br />of same, evidence in writing that the owner or owners of the land to be <br />included in such motor vehicle parking areas have by covenant agreed to <br />continue the use of said land for off-street parking accessory to the
