<br />in a zoning classification which ~vill permit the application <br />of imaginative and modern land planning techniques. It is <br />therefore desirable to establish a Planned Development District <br />zoning classification to permit the planning and development of <br />a variety of housing types including detached and attached <br />single-family dwelling units, along with tasteful, suitable <br />and appropriate limited commercial development, all appropriately <br />clustered, in order that large areas of land can be left open for <br />recreational use by all residents and owners within such a <br />district, and to insure preservation of large areas of natural <br />scenic beauty. <br />Section 2. Intent and Purpose of Ordinance. <br />The purpose of this zoning district is to designate, <br />~~ <br />regulate and restrict the location, design and use of build- <br />ings, structures, and interior streets; to promote high stan- <br />dards of external appearance of buildings and grounds; to <br />preserve and extend the charm and beauty existent in and <br />inherent to the residential character of the Village; to <br />stabilize and improve property values with the smallest pos- <br />Bible burden on Village services and facilities and the highest <br />possible return to the Village from tax revenues consistent <br />with maintaining and improving the residential character of <br />the Village; to promote health, safety, comfort, convenience <br />and the general welfare, and thus to provide the economic <br />and social advantages resulting from an orderly planned use <br />of large parcels of land. <br />-2- <br />
