(c) UNDERGROUND ELECTRIC wIRIt•]G SYSTEM - All such <br />utilities shall be underground. Plans and specifications <br />must be approved by the Village Engineer and the appropriate <br />utilities. <br />(d) CObII~4ON OPEN SPACE - At least forty percent (400) <br />of the land within each Use Area and within the Planned <br />Development District as a whole shall he preserved as Common <br />Open Space. <br />All Common Open Space land shown on a final Development <br />Plan shall be transferred to a nonprofit entity or corporation <br />when at least 25a of the number of dwelling units or square <br />footage in any commercial use areas, is occupied, and the <br />deed transferring such Common Open Space shall contain legally <br />enforceable restrictions which will require such land to be <br />used and preserved solely for recreational and similar uses in <br />perpetuity, and which will prohibit development of such land <br />in any manner incompatible therecvith. <br />(e) LOT AREA - Attached and unattached single-family <br />dwelling units shall have a minimum sub lot size of 10,000 <br />square feet for each dwelling unit. Office Buildings shall <br />have a minimum lot size of five (5) acres per square <br />feet building. A Local Shopping Center shall have a maximum <br />-lot size of four (4) acres. <br />(f) SETPACK BUILDING LINE - Detached and attached single- <br />family dwelling units shall be constructed no closer to the <br />-29- <br />
