General Area Regulations <br />The lot area, as set forth is the above schedule, shall be <br />the area of any lot, or lots, comprioing a development, excluding the <br />right-of-way of an existing, or planned and duly approved future <br />street, or planned street widening, and it shall be construed to encourage <br />larger parcels for each development so as to provide space fur expan- <br />sion of main and accessory uses. <br />If a subdivision of not less than 50 acres is planned and <br />submitted for approval as provided in subsection 30.4 of this Section, <br />the lot areas set forth in the above schedule may be construed as <br />~ r--\ average lot areas and up to 20 per cent of the lots may be leas than <br />/1/ the minimum area set forth, provided all other regulations are com- <br />plied with. <br />
