Improvements Within the Subdivision <br />Land for rights-of-way for all local and collector streets <br />• within. the subdivision, and land for the widening or extension of <br />arterial streets on the boundary of ariy.proposed subdivision shall <br />be dedicated by the developer, and ell easements shall be provided. <br />Utilities and pavements shall be furnished and installed ae <br />hereinafter required and they shall be of such sizes and capacities <br />as are required for the develo~ent of the proposed subdivision, and <br />as may be necessary to serve adjacent undeveloped land which is an <br />integral part of the service area. <br />The developer shall be required to extend improvements to the <br />boundary of the proposed subdivision to serve adjoining unsubdivided <br />land, however, where the Commission determines that a ponnecting <br /> <br />street is necessary for the future.subdividing of adjoining land, ~•;. <br />but the present construction of pavement and~or utilities therein <br />are not warranted, the Commission may require the dedication of <br />land for such connecting street and the pavement for the inter- <br />sections constructed and connections to the utilities made available <br />for future extension. <br />b. Off-Site Extensions <br />The construction of off-site improvements to serve a <br />proposed subdivision may be requirecl•of'the developer as'a pre- <br />. cadence to approval if adequate utilities or streets are not avail- <br />able at the boundary of the proposed subdivision, provided the <br />Coa~ission finds the extension of the improvements across <br />undeveloped or unserved areas would not be warranted as a special <br />assessment to the intervening properties or a municipal expense ~~'~ <br />.~. <br />until some future date. <br />Mvsx _5a <br />
