..,:. . <br />Sec. 1119.03 GRADING <br />LJ ,, The developer shall prepare a grading plan for each subdivision <br />in order to establish street grades, floor elevation of buildings, and <br />a.system of drainage for private lots, all in proper relation to each <br />other and to existing topography, as follows: <br />a. Grading of Block <br />The grading plan for the block shall be in accordance with <br />criteria as set forth in Sec. 1117.02. The purposes are; to divert <br />water away from buildings, to prevent standing water and soil <br />saturation detrimental to buildings and the use of the lot, to <br />provide for disposal of water from lot except that which should be <br />retained for irrigation, to preserve desirable Bite features and <br />to provide grades for safe and convenient access to and around <br />buildings and the lot for their use and maintenance. <br />(~ The finished grading shall be designed in accordance with <br />the chapter on I.ot Improvements, details 88 through 91, of the <br />FAA Minimum Property Standards for One and Two hiving Units, and <br />Section M 309 Grading Design of the Municipal Property Standards <br />for Multifsmi]y Rousing. <br />The grading of the roadway shall be in accordance with <br />criteria set forth in Sec. 1117.02, and extend the full width of <br />the right-of-way except in ro]].ing topography. Tree lawns should <br />be graded at a.gradient of not leas than two per cent or more <br />than four per cent upward from~the curb to the sidexalk or property <br />line. <br />~J <br />MvsR -51- <br />
