<br />AN ORDINANCE TO AMEND THE ZONING ORDINANCE OF THE
<br />VILLAGE OF HAYFIELD BY TRANSFERRING CERTAIN
<br />PROPERTY FROM A CLASS U-1 USE DISTRICT TO AN
<br />OFFICE-LABORATORY DISTRICT
<br />WHEREAS, Council finds that a large tract of land abutting Wilson Mills
<br />Road and adjacent to the Freeway known as Interstate 271, now zoned for Class U-1'
<br />use district uses, has never been used for residential purposes or any other purposes;
<br />and
<br />WHEREAS, because of their location, said premises are better suited for
<br />office-laboratory uses and production-distribution uses in connection therewith, and
<br />such uses will be conducive to the public health, peace, safety, comfort, prosperity,
<br />convenience and general welfare, will provide added and needed tax revenues for the
<br />Village, enabling it to carry on needed functions, and will not substantially
<br />injure any other property in the Village or the use thereof; and
<br />WHEREAS, Council finds that this amending ordinance has been submitted to
<br />the Village Planning and Zoning Commission for approval, disapproval, or suggestions,
<br />and that said Commission has allowed a reasonable time for consideration and report,
<br />and has approved the same in form herein set forth, and that a public hearing has
<br />been had thereon, after notice of such hearing given in the manner provided by law.
<br />NOW, THEREFORE, Be It Ordained by the Council of the Village of Mayfield,
<br />County of Cuyahoga and State of Ohio, that:
<br />Section 1. The following described premises, hitherto in a Class U-1
<br />use district, shall be transferred to an office-laboratory district, as shown on a
<br />map hereto attached, marked Exhibit "A" and made a part hereof:
<br />Situated in the Village of Mayfield, County of Cuyahoga and
<br />State of Ohio, and known as being part of Original Mayfield
<br />Township Lot No. 16, Tract 2, and bounded and described as
<br />follows:
<br />Beginning on the Westerly line of said Original Lot No. 16,
<br />at its intersection caith the Southerly line of land conveyed
<br />to The Board of County Commissioners of Cuyahoga County, for
<br />the widening of Wilson Mills Road, by deed dated April 27,
<br />1960, and recorded in Volume 9932, Page 313 of Cuyahoga
<br />County Records; thence Easterly along the Southerly line of
<br />land so conveyed, being the Southerly line of Wilson Alills
<br />Road, 101.98 feet to an angle point therein; thence
<br />continuing Easterly along the Southerly line of Wilson Mills
<br />Road, 329.37 feet to an angle point; thence Easterly along
<br />the said Southerly line of Wilson Mills Road, 57.35 feet to
<br />the Southwesterly line of a perpetual easement for highway
<br />purposes, described as Parcel No. 41-15-IA in a deed to the
<br />State of Ohio, dated May 17, 1960, and recorded in Volume
<br />9942, Page 414 of Cuyahoga County Records; thence Southeasterly
<br />
