LEASE AGREEMENT <br />This Lease Agreement is made and entered into at Mayfield Village, Ohio this <br />day of , 20 , by and between the Village of Mayfield, whose mailing <br />address is 6621 Wilson Mills Road, Mayfield Village, Ohio 44143, (hereinafter, <br />"LESSOR") and Word of Grace Church, whose mailing address is 9021 Mayfield <br />Road, Chesterland, Ohio 44026, (hereinafter, "LESSEE"). <br />WITNESSETH: <br />1. PREMISES. That LESSOR does hereby let and lease unto LESSEE, certain <br />space in the Mayfield Village Civic Center, (hereinafter referred to as the <br />"PREMISES"), located at 6622 Wilson Mills Road, Mayfield Village, Ohio, 44143. <br />The PREMISES shall be limited to the Main Gathering Hall, Fellowship Hall and <br />six classrooms, to be designated and assigned by the LESSOR. <br />Notwithstanding, LESSEE acknowledges that they agree to use alternate space <br />within the Civic Center during any possible renovation of the PREMISES which <br />may occur during the term of this Lease. <br />2. TERM. The parties agree that this Lease Agreement shall be for a term of <br />fourteen (14) months, beginning November 1, 2004 and ending January 1, 2006, <br />unless terminated earlier by the LESSOR upon a thirty (30) day written notice to <br />the LESSEE, under any circumstances and for any reason. <br />3. RENT. LESSEE hereby covenants and agrees to pay LESSOR, without <br />demand, at its office or such other place as LESSOR may from time to time <br />designate, as rent for the premises during the continuance of the Lease, the sum <br />of Six Hundred Dollars ($600.00) per month for Two (2) months, and Twelve <br />Hundred Dollars ($1200.00) per month, beginning January 1, 2005 and <br />thereafter through the end of the lease term, in advance on the first day of each <br />and every calendar month, subject to any adjustments in additional rent pursuant <br />to provisions 5, 7, and 10 set forth herein. <br />LESSEE agrees to provide LESSOR a sum of not to exceed Two Thousand Four <br />Hundred Dollars ($2400.00) to be considered as a prepayment towards its rent. <br />LESSOR agrees to use such prepayment for the purchase of chairs and dollies <br />necessary to accommodate LESSEE'S use of the PREMISES. All chairs and <br />dollies purchased shall remain the property of LESSOR. <br />
