4. CONDITION OF PREMISES. LESSEE agrees that it has examined the demised PREMISES and that it accepts the same in its present condition; that the said premise was in good and satisfactory condition at the time of the LESSEE'S taking, and that LESSOR and LESSEE'S Agents have made no representations or promises with respect to the PREMISES, or the building of which the same form a part. Delivery of possession of the premises shall be deemed to have occurred when LESSOR or LESSOR'S Agent delivers the keys to the LESSEE or his Agents on the premises. 5. RENEWAL OPTION. The initial term may be renewable for an additional Six (6) months thereafter. 6. USE OF PREMISES. The LESSEE shall not occupy or use the demised premises in any manner or for any reason other than for religious services, and related teaching and activities, and shall not assign this lease or underlet or sublease the demised premises, or permit any other person, firm or corporation to occupy the demised premises, or any part thereof, without the written consent of the LESSOR. The LESSEE shall not, in any event, use or permit the demised premises to be used in an unlawful manner or for any illegal purpose or in such a manner as to constitute a nuisance. 7. ALTERATIONS BY LESSEE. No alterations, additions or improvements to the demised premises shall be made without first having the consent, in writing, of LESSOR, the LESSOR'S BUILDING COMMISSIONER AND PROPERTY MANAGER, provided LESSEE shall pay all costs and expenses and charges thereof, shall make such alterations and improvements in accordance with applicable laws and building codes and in a good and workmanlike manner, and LESSEE agrees that no mechanic's lien, or other liens or claims in connection with the making of such alterations and improvements shall be filed. LESSOR AND LESSEE acknowledge that LESSEE will be performing the following alterations, additions, or improvements to the Premises, to which LESSOR consents, subject to the required approvals of LESSOR'S BUILDING COMMISSIONER: A) The installation of a movie style screen in the center of the rear area on the stage in the Main Gathering Hall. The movie style screen shall remain the property of LESSEE, subject to paragraph 8 below. B) The installation of two loudspeakers in the Main Gathering Hall. The loudspeakers shall remain the property of the LESSEE, subject to paragraph 8 below.
