1113. 09 PLANNING AND ZONING CODE 12 <br />1113.09 GRADES. <br />(a) "Established street grade" means the elevation established by the Municipality <br />at the roadway center line or curb in front of the lot. <br />(b) "Natural grade" means the elevation of the undisturbed natural surface of the <br />ground prior to any excavation or fill. <br />(c) "Finished grade" means the elevation of the finished surface of the ground <br />adjoining the building after final grading and normal settlement. <br />(Ord. 69-38. Passed 4-20-70.) <br />1113.10 HEIGHT OF BUILDING. <br />"Height of building" means the vertical distance measured at the center line of its <br />principal front from the established grade or from the natural grade, if higher than the <br />established grade, to the level of the highest point in the coping of flat roofs or to the <br />deck line of a mansard roof or to the top of the peak of a gable, hip or similar type <br />roof. Passed 6-20-94.) <br />1113.11 HOME OFFICES. <br />"Home office" means a secondary office in a dwelling occupied by a person <br />practicing a profession or engaged in a business as permitted in the Zoning Code. <br />(Ord. 69-38. Passed 4-20-70. ) <br />1113.12 JLTNK OR WRECKING YAR,D. <br />"Junk or wrecking yard" means an open area where materials including, but not <br />limited to; vehicles, trailers, aeroplanes, equipment, building materials, waste, <br />scrap iron and other metals, paper, rags and rubber tires are bought, sold, exchanged, <br />stored, baled, packed, disassembled or otherwise handled. <br />(Ord. 69-38. Passed 4-20-70.) <br />1113.13 LOADING SPACE. <br />"Loading space" means an open or enclosed space, other than a street, used for <br />the temporary parking of a commercial vehicle while its goods are being loaded or <br />unloaded. Passed 4-20-70.) <br />1113.14 LOTS AND LAND; HOMES ASSOCIATION. <br />(a) "Lot" means a division of land separated from other divisions for purposes of <br />sale, lease or sepaxate use, described on a recorded subdivision plat, recorded survey <br />map or by metes and bounds. <br />(b) "Lot of record" means land designated as a separate parcel on a plat map or <br />deed in the records of Cuyahoga County, Ohio. <br />(c) "Zoning lot" means a parcel of land abutting a dedicated street, occupied or <br />intended to be occupied by a main and/or accessory use or a main or accessory building, <br />as a unit together with such open spaces as required by the Zoning Code. Unless the <br />context clearly indicates the contrary, the term lot is used synonymously with zoning <br />1994 Replacement
