39 <br />(b) <br />(c) <br />(d) <br />(e) <br />Required Improvements 1119.09 <br />(2) Except for pavement construction referred to in subsection (a)(1) hereof, <br />the developer shall construct asphalt pavement in accordance with the <br />"Detailed Specifications for Asphalt Paving" as prepared by the Municipal <br />Engineer and on file with the Municipality. All other pertinent provisions of <br />subsection (a)(1) shall apply to the construction of the pavement authorized <br />in this subsection. (3) In residential subdivisions where the smallest lot is at least 24, 000 square <br />feet and where, in the opinion of the Engineer, the topography is undulati.ng <br />such that lot grades shall create difficulties in construction, then the <br />developer may elect to construct an asphalt pavement in accordance with <br />subsection (a)(2) hereof or, alternatively, an asphalt pavement with flush <br />curbs and no gutters provided that such construction is in accordance with <br />the "Detailed Specifications for Rural Asphalt Pavement" as prepared by <br />the Engineer and on file with the Municipality. All other pertinent provisions <br />of subsection (a)(1) hereof shall apply to the construction of the pavement <br />authorized in this subsection. <br />Curbs an&Gutters. Where required in subsection (a)(1) hereof, concrete roll <br />curbs integral with the pavement shall be constructed as required in the <br />district where the subdivision is located. Concrete roll curbs and gutters shall <br />be in accordance with the "Detailed Specifications for Concrete Paving" of the <br />Engineerm Straight curbs may be provided at intersections where rolled curbs <br />are used elsewhere. However, where pavemerlt construction is in accordance <br />with subsection (a)(2) hereof, the developer shall construct vertical concrete <br />curbs integral with the pavement and in accordance with the "Detailed <br />Specifications for Asphalt Paving" as prepared by the Engineer and on file <br />with the Municipality. <br />Drivewa_ys and Curb Cuts. Driveways and curb cuts should be located along the <br />lowest side of the lot, not less than three feet from the side lot line or another driveway. Driveways shall be not less than eight feet and not more than sixteen <br />feet wide in one family districts. Curb cuts for straight curbs and the flare for <br />rolled curbs of driveways shall be three to five feet wider than the driveway <br />pavement on each side; the driveway grade of the apron shall not exceed three <br />percent (3%) from the edge of the pavement to the property line and the maximum <br />grade of the on-site driveway shall nat exceed ten percent (10%). <br />Parking Areas. The design of off-street parking areas and their service <br />driveways shall be in accordance with the standards as set forth in Section <br />1165.06 of the Zoning Codee (Ord. 85-5. Passed 4-15-85.) <br />Public Sidewalks. In residential subdivisions where streets are constructed <br />pursuant to subsection (a)(3) hereof, sidewalks shall not be constructed <br />contemporaneous with the street construction. The developer shall grade the <br />treelawn on both sides of the street so that sidewalks may be constructed <br />at a future date. Such grading shall be done in conformance with the standards <br />on file with the Engineer. However, all sidewalks shall be made available on <br />vacant lots when fifty-one percent (51%) of the lots in the development have <br />been sold or two years of time has elapsed since the development was opened <br />for sale, whichever first occurs.
