<br />7.2.7 Unless othen.vise provided in this Agreemenc and
<br />incorporsted in the Contract Documents. tfie Construc-
<br />tion Manager, in coeperation with the Architect, shall
<br />provide administra[ion of the Con[racts ror Construction
<br />as set forth below and in the 1980 Edition of AIA Doc-
<br />ument A201: C.v1. General Conditions of the Contract ror
<br />Construction, Construc[ion Ntanagement Edition.
<br />1,2.2 Provide adminisirative, management and rela[ed
<br />services as required to coordinate bVork oi the Contractors
<br />with each other and with the activities and responsioilities
<br />of the Conscruction Manager, the Owner and the Archi-
<br />tect to complete the Project in accorciance with the Own-
<br />er's objectives tor cosr, time and quality. Provide surficient
<br />organization, personnel and management to carry out the
<br />requirements of this Agreement.
<br />1.2.2.7 Schedule and conduct pre-construction, eonstruc-
<br />tion and progress meetings to discuss such matters as pro-
<br />cedures, progress, problems and scheduling. Prepare and
<br />promptly disiribute minutes.
<br />1.2.2.2 Consistent with the Project Construction Sched-
<br />ule issued with the Bidding Documents, and utilizing the
<br />Contractors' Construction Schedules provided by the sepa-
<br />rate Contractors, update the Project Construction Sched-
<br />ule incorporating the activities of Contractors on the
<br />Project, including activity sequences and durations, alio-
<br />cation of labor and materials, processing of Shop Draw-
<br />ings, Product Data and Samp(es, and delivery of products
<br />reguiring long lead time procurement. Include the Own-
<br />er'S occupancy requirements showing portions of the
<br />Project having occupancy priority. Update and reissue the
<br />Project Construction Schedule as"required to show current
<br />conditions and revisions required by actual experience.
<br />7.2.23 Endeavor to achieve satisfactory performance
<br />from each of the Contractors. Recommend courses of
<br />action to the Owner when requiremenes of a Contract are
<br />not being fulfifled, and the nonperforming party will not
<br />take satistactory corrective action.
<br />1.2.3 Revise and rerine the approved estimate of Con-
<br />struction Cost, incorporace approved changes as they oc-
<br />cur, and develop cash flow reports and foretasu as needed.
<br />1.2.3.1 Provide regufar moni[oring of the approved esti-
<br />mate of Construction Cost, showing actual coscs for activi-
<br />ties in progress and estimates for uncompleted [asks. Iden-
<br />tify variances between actual and budgeted or estimated
<br />costs, and advise the Owner and the Architect whenever
<br />projected costs exceed budgets or estimates.
<br />1.2.3.2 Maintain cost accounting records on authorized
<br />Work performed under unit costs, additiona( Work per-
<br />farmed on the basis of actuai costs of labor and materials,
<br />or other Work requiring accounting records.
<br />1.Z.3.3 Recommend necessary or desirabfe changes to
<br />the Architect and the Owner, review requests for changes,
<br />assisi in negotiating Contractors' proposals, submit recom-
<br />mendations to the Architect and the Owner, and if they
<br />are accepted, prepare and sign Change Orders for the
<br />Acchitect's signature and the Owner's authorization.
<br />7.2,3,4 Deve(op and implemenc procedures for the re-
<br />view and processing of Applications by Contracton for
<br />progress and final payments. Make recommendations to
<br />the Architect for certiiication to the Owner for payment.
<br />1.2.4 Review the safet}• pro;rams deveioped by each of
<br />the Contractors as required by their Contract Documents
<br />and coordinate the sarety programs for the Project.
<br />1?a As;isc in obtaining bui(ding permits and special
<br />permits for permanent improvements, exciuding permits
<br />required ;o be obtained directly by the various Contrac-
<br />tors. Veriry that che Owner has paid applicable tees and
<br />assessments. Assist in obtaining approvals from authorities
<br />having jurisdiction over the Project.
<br />1?.6 Ir reGuired. as=ist the Owner in selecting and re-
<br />taining the proiessional services of surveyors, special con-
<br />sultants and testing laboratories. Coordinate their services.
<br />1?.7 Determine in -eneral that the Worlc of each Con-
<br />tractor is being perrormed in accordance %vith the require-
<br />ments oi the Contract Documents. Endeavor to guarcf the
<br />Owner agains[ deiects and dericiencies in the bVork. As
<br />appropria[e, require special inspection or tesiing, or make
<br />recommendations to the Architect regarding special in-
<br />spection or cesting, of Work not in accordance with the
<br />provisions of the Contract Documents whether or not
<br />such Work be then tabricated, installed or comp(eted.
<br />Subject to review by the Architect, reject Worlc which
<br />does not conrorm to the requirements of the Contract
<br />Oocuments. "
<br />7.2.7.1 The Construction Nlanager shall be responsi-
<br />ble for construction means, methods, techniques, se-
<br />quences and procedures employed by Contractors in the
<br />performance of their Concracu, and shall • be responsi-
<br />ble for the raifure of anv Contractor to carrv out Work in
<br />accordance with the Contract Documents.
<br />1.2.8 Consult with the Architect and the Owner ir any
<br />Contractor requests interpretations of the meaning and,
<br />intent of the Drawings and Specifications, and assist in the
<br />resolution of questions which may arise.
<br />1.29 Receive Certir?cates of Insurance rrom the Con-
<br />tractors, and forvvard them to the Owner with a copy to
<br />the Architect.
<br />1Z10 Receive from the Contractors and review all Shop
<br />Drawings, Product Data. Samples and other submittals.
<br />Coordinate them with inrorma4ion contained in related
<br />documents and transmii to the Arcfiitect those recom-
<br />mended for approva(. In collaboration with tfie Architect,
<br />establish and implement procedures for expediting the
<br />processing and approvaf of Shop Drawings, Product Data,
<br />Samples and other submittafs.
<br />1.2.17 Record the progress of the Project. Submit written
<br />progress reports to the Owner and the Architect inciuding
<br />information on each Contractor and each Contractor's
<br />Work, as well as the entire Project, showing percentages
<br />of completion and the number and amounts of Change
<br />Orders. Keep a daily log coneaining a record of weather,
<br />Contractors' Work on che site, number of workers, Work
<br />accomp(ished, probiems encountered, artd other sirnifar
<br />relevant data as the Owner may require. Make the Iog
<br />avaifable to the Owner and the ArchitecL
<br />1.2a11.7 Maintain at the Project site, on a current basis:
<br />a retord copy of a(( Contracts, Drawings, Speciftcations,
<br />Addenda, Change Orders and other Modifications, in good
<br />order and marked to record all changes made during con-
<br />struction; Shop Drawings; Produci Data; Sampfes; sub-
<br />mittals; purchases; materials; equipment; applicable hand-
<br />books; maintenance and operating manuals and instruc-
