VI <br />COMPREHENSIVE PLAN <br />This chapter articulates the goals and objectives upon which <br />the Comprehensive Plan is based. In this way, the Plan is <br />described. Key actions needed to implement the Plan in the near <br />future are then enumerated., <br />GOALS & OBJECTIVES <br />Goals and objectives are statements df the type of community <br />Mayfield Village desires to be, in relation-to its existing <br />conditions and plan options„identified in Chapter II through V. <br />While not necessarily endorsed by the Village, the options <br />suggest possible future development directions. Recognizing <br />these directions, the adopted goals and objectives state how the <br />community intends to change. <br />Change is inevitable. Like individuals, communities age and <br />prosper through .time. Short- and long=term strengths evolve. <br />If these are identified and nurtured, all is well; but if they <br />are ignored or neglected, the very health, safety and general <br />welfare of the person or community is jeopardized. This <br />fundamental principle is reflected in all of the following goals <br />and objectives. <br />Land Use: Mayfield Village is an affluent residential community <br />with a strong industrial base. Its residential environment <br />(primarily medium density one family homes) is an essential <br />asset. Thus, while important economically, nonresidential uses <br />should in no way injuriously affect this environment. With this <br />in .mind, goals and objectives for each major land use component <br />follow. <br />- Residential: Mayfield Village's residential pattern, <br />which is well established, should not be changed with <br />respect to density or dwelling types. Accordingly, except <br />for Aintree Park Apartments south of Wilson Mills, the <br />maximum density of all residential areas delineated on the <br />Comprehensive Plan (Map 2) is 1.80 one family units per <br />acre. <br />Because of the Village's demographics, senior citizens' <br />housing may be considered, but only at a limited scale <br />fitting the community's market, and then only on a project-~ <br />specific basis. For this reason, no locations for such <br />housing are shown on MaP 2. <br />= Business: The extent, location and type of Mayfield <br />Village's business uses defined in its adopted SOM <br />Center/Highland Development Study and Mayfield Center Plan <br />(Map 3), are made a part of the Comprehensive Plan. <br />28 <br />
