i. <br />review of the Plans by its outside consultant, and Licensees shall pay the <br />reasonable cost thereof. Licensees shall not commence installation of the <br />Communications Equipment or Communications Center until at least thirty (30) <br />days after submission of their Plans to Licensor. Unless Licensor notifies <br />Licensees of its failure to approve the Plans no less than ten (10) days <br />before the start of installation, the Plans shall be deemed approved. <br />Licensees shall pay any and all costs of repairs or other work or changes <br />required to be made to the roof in order to ensure the proper support, <br />maintenance and operation of the Tower and shall pay any and all damages to <br />the roof arising from the installation, maintenance and operation of the <br />Tower. Provided, however, that Licensees shall at no time penetrate the roof <br />without Licensor's prior written approval. <br />3. Removal of Existing Equipment: Prior to installation of Licensees' <br />Communications Center, Licensees shall remove and dispose of the forty-foot <br />(40') radio tower which is presently mounted on the roof of the Building and <br />shall remove any and all of Licensees' property which is presently located in <br />Licensor's Building "A" at 6811 Mayfield Road, Mayfield Heights, Ohio. <br />Licensees shall pay all costs of removal and any damages arising therefrom, <br />and Licensor shall have no liability in connection therewith. <br />4. Permits and Licenses: Licensees will abide by all state, local and <br />federal laws and obtain all necessary permits and licenses. Licensees <br />acknowledge that Licensor is making no representation as to whether Licensees' <br />proposed use of the Premises is permitted under federal, state or local laws. <br />Licensees shall maintain, use and monitor their Communications Equipment in <br />compliance with all applicable laws. <br />5. Non-Interference: Licensees hereby represent that operation of the <br />Communications Center will not interfere in any manner whatsoever with the <br />[3] <br />
