14. Loss or Damage to Licensees' Property: All trade fixtures, <br />equipment, personal property belonging to Licensees, or Licensees' agents and <br />employees, including but not limited to the Communications Equipcm?nt located <br />in or about the Premises shall be at the sole risk of Licensees, and Licensor <br />shall not be liable for the theft or misappropriation, nor for any damage or <br />injury, nor for any damage or injury to Licensees, or any of Licensees' <br />officers, agents, employees, licensees or guests, or to other persons or to <br />any property caused by fire, explosion, wind, water, rain, snow, frost, steam, <br />gas, electricity, and acts of God, heat or cold, dampness, falling plaster <br />and/or ceilings, sewers or sewage odors, noise, leaks from any part of said <br />building or by the bursting or leaking of pipes, plumbing, electrical wiring <br />and equipment and fixtures of alI kinds, or by any act or neglect of any other <br />tenant or of any person. <br />15. No Personal Liability: Notwithstanding anything to the contrary <br />contained in this Agreement, it is expressly understood and agreed, such <br />understanding and agreement being a significant and material inducement to the <br />execution of this Agreement by Licensor, that (i) there shall be absolutely no <br />personal liability of whatever nature imposed upon Licensor or Licensor's <br />heirs, personal representatives, successors and assigns, or upon any partner <br />of Licensor, with respect to any terms, covenants or conditions of this <br />Agreement, (ii) in the event that Licensor shall commit a default or breach of <br />any of the terms, covenants or conditions hereof and Licensees shall obtain a <br />judgment against Licensor for such default or breach, Licensees' sole <br />exclusive remedy for the enforcement and collection of such judgment shall be <br />the institution of foreclosure or other appropriate execution proceedings <br />solely against the assets of Licensor, and (iii) regardless of whether or not <br />the proceedings described in "(ii)" immediately above shall result in a <br />[7] <br />
