y /i~~`'; ~~ ~L ' ORDINANCE NO . 9 2 - °~~ INTRODUCED BY: Mayor Pietrafese and Council as a Whole AN ORDINANCE CREATING A NEW ZONING DISTRICT KNOWN AS CHAPTER 1158, SINGLE FAMILY RESIDENTIAL (U-4) WHEREAS, the Village of Mayfield has had a detailed development study performed by the professional community planning company known as Robert C. Hill, Inc., as part of an overall, Village-wide master plan study and preparation; and WHEREAS, part of the recommendations from Robert C. Hill, Inc. include the creation of a new zoning classification to be called "Single Family Residential (U-4)"; and WHEREAS, said new zoning district will encourage greater attractiveness, flexibility and utilization of space through the strict application of minimum requirements of the Class U-1 Residential District, while allowing flexible spacing of lots and buildings in order to encourage the creation of functional and interesting residential areas, the provision of readily accessible recreation areas and open spaces, the conservation of the natural amenities of the landscape, and the provision of varying types of single family dwellings. NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF HAYFIELD VILLAGE, OHIO, THAT: SECTION 1. That there is hereby and herein created Chapter 1158 of the Codified Ordinances, known as Single Family Residential (U-4), same to read as indicated in Exhibit "A" attached hereto and incorporated herein by reference. SECTION 2. That Section 1153.01 of the Codified Ordinances is hereby and herein amended to include a tenth class of use district termed "Single Family Residential (U-4)". SECTION 3. That Section 1153.02 of the Codified Ordinances is hereby and herein amended to include an additional classification in Subparagraph (h) which will read as follows: 1153.02 CLASSIFICATION OF USES. For the purposes of this zoning code, the various uses of buildings and premises are divided into groups, classes, and subdivisions as set forth in the following classification of uses: ~ ~ (h) Class U-4: (Single Family Residential) (1) A single family dwelling district, allowing for flexible spacing of lots and buildings.
