4. Licensee will employ and provide, at its sole expense, the supervision, attendants <br />and other personnel as may be necessary to police, operate and maintain the Premises for such <br />purpose. <br />5. Licensee agrees that no signs, billboards, or advertising matter, other than signs in <br />connection with use of the Premises for hike and bike trail purposes as herein permitted, shall be <br />erected or caused to be placed or erected on any part of the Premises. <br />6. Licensee will employ such reasonable measures and take such reasonable action <br />as may be necessary to deter any member of the public using said Premises, to enter on or into <br />Licensor's adjacent or adjoining property. The Licensee may take such action including, but not <br />limited to, arrest and prosecution of such a trespasser. <br />7. Licensee shall not make or begin construction of any improvements, alternations, <br />or modifications to the Premises prior to submitting detailed site plans for its facilities and <br />receiving written approval of Licensor prior to the start of work and shall not commit or suffer <br />waste to be committed upon the Premises. Licensee shall, at its sole cost, keep, patrol and <br />maintain the Premises in a good, neat, safe, clean, and sightly condition, including mowing of the <br />Premises, in a condition reasonably satisfactory to Licensor, reasonably free of all debris, and <br />litter. Licensee shall, at its own cost, comply with all present and future Federal, State, and <br />Local statutes, ordinances, rules, or regulations and orders pertaining to its use of the Premises. <br />Licensee shall not conduct on the Premises any offensive, noisy, dangerous or illegal business or <br />use of other activity constituting a nuisance. <br />8. Licensee agrees that all work done in connection with the installation andlor <br />construction of the trail or related facilities within the Premises shall be performed in accordance <br />with accepted engineering practices. <br />-2- <br />I:U.EGAL\Dmc\L041348 (MV)\L.icense.Agrmt.Discover.doc
