4. Licensee agrees that no signs, billboards, or advertising matter, other than signs in connection with use of the Premises for hike and bike trail purposes as herein pernlitted, shall Ue erected or caused to be placed or erected on any part of the Premises. 5. Licensee will employ its best efforts and take all action as may be necessary to deter any meinber of the public using said Premises, to enter on or into Licensor's adjacent or adjoining property. The Licensee may take such action including, but not limited to, anest and prosecution of such a trespasser. 6. Licensee shall not make or begin construction of any improvements, alternations, or inodifications to the Premises prior to submitting detailed site plans for its facilities and receiving written approval of Licensor in its sole and absolute discretion prior to the start of work and shall not cominit or suffer waste to be committed upon the Premises. Licensee shall, at its sole cost, keep, patrol and maintain the Premises in a good, neat, safe, clean, and siglitly condition, including mowing of the Premises, in a condition reasonably satisfactory to Licensor, free of all debris, and litter. Licensee shall, 1t its own cost, comply with all present and fiiti.ire Federal, State, and Local statlltes, ordinaiices, rules, or regulations and orders pertaining to its use of the Premises. Licensee shall not conduct, or permit to be conducted on the Premises any offensive, noisy, dangerous or illegal business or use of other activity constihiting a nuisance. . 7. Licensee agrees that all work done in connection with the installation and/or construction of roads or facilities within the Premises shall be performed in accordance with accepted engineering practices including, if necessary, cathodic protection, bonding, and/or grounding to eliminate any effect of induced voltage or stray fault currents. 2
