During the Option or any Lease Term, any new construction will be at Tenant's sole cost <br />and expense. The property will be restored to it's current landscaping condition to <br />Landlord's satisfaction and with Landlord's approved vendors. <br />1~ c. Landlord agrees to allow Tenant to construct an equipment facility on the exterior of the <br />existing fire station building matching the existing facade. Tenant may exercise the Option, in Tenant's sole discretion, by written "Notice" given to <br />Landlord during the First Option or Extension, in which case, Landlord grants a "Lease" of <br />the Premises, as described in Exhibit B to Tenant for a term of Five (5) years, with a <br />"Commencement Date" of the date Notice is given and terminating at midnight on the last <br />day of the month in which the 5th anniversary of the Commencement Date occurs. This <br />Lease shall automatically renew on the same terms, for five (5) successive "Additional <br />Terms"' of five (5) years each, unless Tenant gives Landlord written notice during the initial <br />term or any Additional Terms stating Tenant will terminate the Lease at the end the initial <br />term or Additional Term then in effect. <br />5.
